We have created a tool that will help you to screen deals on your own and know when a property is a potential investment, and when it is not. The tool is being shared in a google sheet that cannot be edited, so in order to get started, you must follow the instructions below:
First open the tool link below. Click on "File" in the upper left corner of the sheet. A drop down menu will open, and there you will click on the fourth option that says "Make a copy". Once the copy is made, that sheet will be yours to use and you will be able to edit it. Be sure to save it to your favorites or wherever you have easy access to it.
There is an add-on that does not appear in the video tutorial below to customize the rehab budget. If in the "Rehab Type" cell you decide to use "Custom/Rehab" instead of the standard options already included, just go to the "Custom/Rehab" tab in the bottom to edit the rehab there.
